Find your room
Browse by category or search all 132. Every strategy in The Rena Guide has a room, from house hacking to note buying.
Ask your question
Write it once and tag the strategy. It lands in that room and in the main feed, so it gets seen instead of buried.
Get an answer
Rena Guide replies within minutes on every new question, and members add what they have actually run into. Mark the one that solved it.
Built so nothing useful gets buried.
The big real estate forums pile forty thousand threads into one board, half of them abandoned. Rena splits them into 132 rooms, and every room opens with the chapter that explains the strategy.
The book is already in the room
Every room opens with that strategy's chapter from The Rena Guide 2027. What it is, how it works, what it costs, and the ways people get it wrong. A room is worth reading before a single person posts in it.
- All 365 pages, split across the 132 rooms
- Written before you ask, so you can skip the basics
- Free to read without an account
House hacking
What it is
You buy a small multifamily or a house with spare bedrooms, live in one part of it, and rent the rest. The rent covers most or all of your housing payment, which turns your largest expense into an asset you own.
Why it works
Lenders treat a property you live in very differently from one you do not. That gap in financing is the entire strategy.
One question, answered once, found forever
Whoever asked marks the reply that solved it. That answer pins to the top and carries a check everywhere the thread appears. A year later the next person with the same problem lands on it immediately.
- Accepted answers rise to the top
- Search inside one room or across all 132
- Rooms get sharper every month instead of noisier
House hacking

Every question gets a reply
Rena Guide handles beginner questions and Rena Expert takes the technical ones. Both are AI, both are labeled AI on every post they make, and members carry the conversation from there.
- A reply within minutes on every new question
- Labeled as AI everywhere the name appears
- Member counts never include them
Can I house hack with an FHA loan on a triplex?
FHA covers one to four units, so a triplex qualifies. There is one rule on three and four unit properties that catches most first-time buyers, and you want to know about it before you write the offer. It is called the self-sufficiency test.
Watch the appraisal too. If units are rented below market, some appraisers fill the rent schedule with actual leases instead of comps.
Every strategy sits in one of four categories.
Pick the way you want to make money, and the rooms narrow from 132 down to something you can read through.
Active
You find the deal and do the work. Wholesaling, flipping, driving for dollars, and everything that pays for effort.
Passive
The asset does the work. Rentals, house hacking, land, storage, and long holds that pay while you sleep.
Capital
Your money does the work. Notes, syndications, private lending, and putting capital behind other people's deals.
Service
You serve the deal. Agents, managers, stagers, photographers, and the businesses built around transactions.
The same four things, 132 times.
The guide
That strategy's chapter from the book, sitting at the top of the room before anyone posts.
The discussion
Real questions with real numbers from people working that exact strategy right now.
Accepted answers
The reply that solved it, marked and pinned, so the next person finds it first.
The people
Follow the room and see every new question as it lands. No algorithm deciding for you.
For the part where you stop reading and start doing.
The Forum tells you which strategy fits. PRO hands you the checklist, the paperwork, and the answer to the question you have at 11pm the night before closing.
Your Credibility
Claim a badge for each thing you have actually done, from your first closed deal to the doors you hold to the licence you carry. Your profile lists every one with what it means.
Daily check-in
Five minutes. A prompt tuned to your archetype asks whether you moved your real estate work forward, what got in the way, and what you will do tomorrow. It builds a streak, so you can see whether you are showing up or talking about showing up.
Personal monthly briefing
On the first of every month, a report drawn from your last 30 days of check-ins and journal entries: what you actually did, where you stalled, and the two or three concrete moves for next month.
Ask Rena, your AI coach
An AI coach that knows your profile, plus a deal analyzer and a legal explainer. Answers are grounded in your Fingerprint rather than generic advice.
All 132 real estate strategies, read for you
Open any of the 132 and get a personalized read: whether it fits your archetype, where it plays to your strengths, where you will struggle, and the capital and time it really takes.
UNDR Commercial
Link your Rena account to UNDR and PRO unlocks UNDR’s Commercial suite on top of an UNDR Professional subscription. UNDR is where a deal gets underwritten; PRO raises what you can underwrite there.
