What it is
You buy a small multifamily or a house with spare bedrooms, live in one part of it, and rent the rest. The rent covers most or all of your housing payment, which turns your largest expense into an asset you own.

Can I house hack with an FHA loan on a triplex?
FHA covers one to four units, so a triplex qualifies. There is one rule on three and four unit properties that catches most first-time buyers, and you want to know about it before you write the offer. It is called the self-sufficiency test.
Watch the appraisal too. If units are rented below market, some appraisers fill the rent schedule with actual leases instead of comps.
