Rena Approved Tools
The tools we actually use
The Real Estate Network Association values how its members perform so much that we created a category of its own. To qualify, a tool is tested and approved by Rena on its performance and its functionality, so that members can properly benefit from it. These are the ones that have earned it, arranged by the job they do.
UNDR
UnderwritingUnderwrite anything. Point it at a building and it reads the property, or start from an address, a listing link, a screenshot, a dropped pin or your GPS. Photograph a rent roll, film a stack of documents, and it reads them into the deal.
No spreadsheet, no template, no setup, and it ends on a verdict rather than a tab of figures. Every property type and every financing structure runs the full engine, so the deals you would have guessed at get underwritten properly instead.

ListingsThe commercial listings marketplace. Offices, retail, industrial, multifamily and land, with the asking terms and the broker attached to each one.
Most commercial inventory is listed here publicly, so it is the quickest way to see what is genuinely for sale in a market you are new to.
Crexi
Sold dataA commercial marketplace carrying listings, auctions and closed sale records in the same place.
The sold data is the part investors lean on hardest. Comparable sales tell you what a building is worth, which an asking price never does.
DealCheck
Deal analysisA property analysis calculator for rentals, flips, BRRRR and small multifamily, with reports you can hand to a partner or a lender.
It turns a listing into a return in about a minute, which lets you rule out the majority of deals without building a model for each one.
DealMachine
Deal sourcingDriving for dollars with the owner attached. Photograph a property you pass and it finds who owns it, then handles the mail and the calls that follow.
Off market deals start with knowing who to contact. This turns a street you were driving anyway into a list of owners you can actually reach.
dotloop
Transaction managementTransactions from contract to close in one place: the documents, the signatures, the people on the deal and every version of what they signed.
A deal falls apart in the gap between agreed and signed. Keeping the paperwork and the parties in one thread is what closes that gap.
Home by ShowingTime
Agent and brokerageShowings, scheduling and feedback between agents, sellers and buyers, tied to the listings an agent is actually working.
Showings are the part of a listing that eats a week of phone calls. Booking them in one place is the difference between an agent selling and an agent scheduling.
Roomvu
MarketingMarketing video and social content built for agents, with the local market data already in it.
Most agents know they should post and do not, because making something worth posting takes longer than the day allows. This removes that step.
CubiCasa
Photography and mediaWalk a property with a phone and it produces a measured floor plan, in 2D and 3D, without any hardware.
A floor plan is the one thing buyers ask for that most listings do not have, and it used to mean hiring somebody. This is a walk through with a phone.
RentRedi
Property managementRent collection, applications, screening and maintenance requests, on both sides: one app for the owner and one for the tenant.
Self managing falls down on chasing rent and losing repair requests in text messages. Both of those become a record rather than a memory.
Host Tools
Short term rentalPricing, messaging and calendars across Airbnb, Vrbo and Booking, synced so one booking closes the dates everywhere.
Two listings on two platforms is how a double booking happens. One calendar and one set of automatic messages is what makes a second property possible at all.
Property Meld
MaintenanceMaintenance coordination: the request, the vendor, the scheduling and the tenant being told what is happening, all on one ticket.
Maintenance is where a portfolio loses its margin and its tenants. Tracking a repair properly is what stops a two day fix becoming a two week complaint.
zInspector
InspectionsProperty inspections from a phone: photos, video, condition reports and the paperwork that comes out the other end.
A move out argument is settled by what you recorded at move in. This is the record, taken in the time it takes to walk the unit.
Homebot
Property ownershipA running picture of what a home is worth, what is owed on it, and what the equity in it could do next.
Most owners have no idea what their equity is doing between refinances. Watching it is how a first property becomes a second one.
Landlord Studio
LandlordsIncome, expenses, receipts and rent tracking for a small portfolio, with the reports an accountant asks for at year end.
The gap between owning rentals and running them is bookkeeping. Doing it as you go is what makes tax time an afternoon instead of a fortnight.
Stessa
AccountingRental accounting that runs itself: linked accounts, categorised transactions, and performance per property rather than per portfolio.
Knowing the portfolio made money tells you nothing. Knowing WHICH property made it is what tells you the next one to buy and the one to sell.
REsimpli
Business operationsThe operating system for an investing business: leads, marketing spend, calls, follow up and the numbers behind each of them.
Once you are doing more than one deal at a time the constraint stops being deals and starts being process. This is the process.
LandGlide
LandParcel boundaries on a map, with the owner, the acreage and the parcel number, in the field and standing on the lot.
Land is the one asset where you cannot tell what you are looking at without the parcel line. This puts it on the ground under your feet.
Thumbtack
ContractorsA directory of local trades and service professionals who quote on the job you describe.
It prices a repair and finds a contractor in a market where you have no rolodex yet, which is the position every out of state buyer starts from.
