First contract I ever moved and it took one phone call

Not a big deal by anyone's standard but it worked and I want to write down how.

I'd spent about two months just talking to buyers, no deals to offer, asking what they buy. Six of them gave me real specifics. One woman said she wanted brick ranches under 130k in two particular zip codes, would not touch anything with a septic system, and could close in 10 days with her own cash.

I wrote that down almost word for word.

A wholesaler in a group chat posted a brick ranch, 118k, one of those two zip codes, city sewer. I called her before I'd even opened the photos properly. She said send the address, called back 20 minutes later, said yes.

Under the hour from post to verbal. Fee was 7k, I took 3k on a 40 percent split.

The part that nearly broke it: I had no assignment paperwork ready and no title company I'd worked with, so I lost a day and a half scrambling while she waited. She was patient about it. She might not have been.

What I'd keep: writing the buy box down in the buyer's own words. "No septic" is the kind of detail I never would have guessed and it's why I knew in ten seconds that this one fit.

What I'm fixing before the next one: paperwork and a closing contact lined up in advance. Speed is apparently the whole product here and I was only fast at the part that came naturally.
