There's one agent in this county and she has both listings I want
Small rural market, maybe 900 people in the town. Two houses on the market that fit what I'm after, a 3/1 at 94k and a 2/1 with a decent outbuilding at 78k. Same agent on both. She's also the agent who sold two of the three comps I could find, and she's the only licensee with an office inside 30 miles.
So if I want either house, I'm either buying through her as a dual agent or I'm bringing in someone from the city who has never worked this market and doesn't know which septic systems out here are original.
She's been genuinely useful already. Told me which of the two roads floods, told me the 78k one has a well that shares a line with the neighbor, which I'd never have found. None of that had to be volunteered.
My hesitation is price. At 94k the spread between a good buy and a bad one is maybe 8k, which matters a lot to me, and she's the person who set the ask. I have no independent read except three comps in a state where I can pull sale prices, which I gather isn't true everywhere.
Sitting on whether to sign her form or drive somebody out here.
