When a seller demands a pre-market period and the buyer pool for that price point is genuinely thin, how do you decide whether the ask makes sense?
A $4.5M property in a market with 30 active buyers at that price band is a different calculation from the same ask in a market with 8. The pre-market window costs nothing on paper, but it costs something real if the listing goes stale before it ever goes live, because days-on-market starts accumulating in every agent's memory even when it is not yet on the MLS. The risk I keep thinking about is the sequence: a seller who wants four weeks of quiet outreach is often the same seller who will blame the public launch when the pre-market period produces no offers, and by then you have burned the novelty. What I am genuinely unsure about is how agents are drawing the line between a pre-market period that serves the asset and one that just serves the seller's anxiety. Is there a buyer-count or absorption-rate threshold you use before you agree to hold it back, or does it come down entirely to how well the agent controls the narrative once it goes live?
