Seller in my target block wants to list with zero buyer-agent compensation advertised anywhere
A neighbor two streets over is selling a 1960s split level and her listing agent has told her she doesn't have to offer anything to the buyer's side, so she's planning to offer nothing and let buyers sort out their own agent fees. I've been tracking this block for eleven months and I'll probably bid on something like it, so I'm paying attention to how it goes.
The case for offering nothing: the seller's commission was always negotiable, the MLS can't carry the buyer-side number anymore, and if a buyer's agent still shows the house then the market has told you the compensation wasn't doing much work. She saves real money on a $520k sale.
The case for offering something: buyers financing at the edge of their approval can't roll an agent fee into the loan easily, so a house with no compensation on offer is competing against houses where the buyer's out of pocket is lower. Days on market cost money too. Combined commissions have stayed roughly flat since the settlement precisely because most sellers keep paying, and being the exception in a block of non-exceptions is a real risk.
I genuinely don't know which way I'd go if it were my house.
