Can this be done nights and weekends or am I kidding myself
I want income that doesn't turn into a second job, and everything I've read about wholesaling says it's a full time grind of cold calls. Then I read the buyer-first version and it sounded lighter, because you're only looking for one specific thing for one specific person instead of blasting a whole market.
What I have: about ten hours a week, no real estate contacts, and roughly 12k I could put at risk without it hurting. I work Monday to Friday and I'm not going to quit.
What I don't know is whether the ten hours is enough to matter. If a buyer says he wants a certain kind of house and I find one in month three instead of month one, does he just go buy it from someone else in the meantime? The whole thing seems to depend on being fast, and fast is the one thing I can't be.
Is there a part-time version of this that isn't just a slower version of failing?
