When house hacking a triplex, does the owner take the best unit or the worst one
A question that comes up on every house hack of a triplex. The plan is standard: the owner lives in one unit and rents the other two, because that is the version that gets residential financing terms on a three-unit building instead of a commercial loan. The decision is which unit the owner takes. Nearly every triplex has one unit that is clearly better, usually the top floor or the one with the deck, and one that is clearly the runt, usually the ground floor with the low ceilings and the shared laundry in the back of it. Taking the best unit is the obvious choice. The owner is the one living there for a couple of years, and the deck is a real quality of life difference. Taking the worst unit means the two best ones are earning, which is a real monthly difference, maybe 250 a month on typical buildings. Over two years that is six thousand dollars for being cold in the winter. There is a third argument worth weighing, which is to take whichever unit shares the fewest walls with tenants, because being the landlord and the neighbor at once is the hard part regardless of ceiling height.
