Is 10 percent of rent the going rate for managing a triplex, or do small buildings get charged more?
An investor who does not want to run a building day to day should price management before pricing buildings. Every article says 8 to 10 percent of collected rent. Quote a hypothetical triplex with $1,300 rents to two companies and the answers diverge. One says 10 percent with a full month's rent as a leasing fee. The other has a $150 per unit per month minimum and will not quote a percentage at all. On $3,900 of rent that is $390 versus $450, a smaller gap than most people expect, and the leasing fee is where the real difference lives. Is the flat minimum a small building thing? And what is actually included, since one of those quotes mentioned a separate charge for coordinating repairs.
