Punching 300 window openings in a post-tensioned slab building
Sitting with a 1978 concrete frame office building, 11 floors, 22,000 sf plates, post-tensioned slabs. Perimeter glazing is continuous strip window, sill at 30 inches, so the daylight is fine for the outer 28 feet and then it dies. Interior core is 8,500 sf, which leaves me about 6,700 sf of leasable ring per floor after corridor. That penciled until my structural guy said any new slab penetration in PT construction means x-ray scanning every location and a tendon map, and if I want light wells or a new interior court I'm cutting a hole through 11 diaphragms and re-shoring the whole stack.
His rough number was $18 to $24 a foot on the structural scope alone before we touch a single stud, and that's assuming the tendon layout cooperates. Ground-up multifamily in this submarket is running maybe $270 all in.
What I want to argue about: is the deep-plate problem actually a structural problem you spend your way out of, or is it a unit-mix problem you design around? I've seen people sell 45 foot deep one-bedrooms with a bedroom on an interior light well and call it done. Feels like you're building a product nobody renews in.
