Would you rather convert a 1960s office floor plate or a single story retail box? Voting because I keep hearing both are the only ones that work
Two buildings I've read files on recently, and the people advising each one were confident in opposite directions.
The office case: 1960s three story, roughly 12,000 sf floor plates, 60 feet deep from window wall to core. Windows on all four sides because it's a freestanding building on a pad. Existing plumbing risers, existing stairs, existing elevator. The argument for it is that a lot of the expensive vertical infrastructure is already in the building and you're mostly building partitions and bathrooms. The argument against is the deep core, the interior square footage nobody wants to live in, and the fact that office bathrooms are grouped in the middle where no apartment wants them.
The retail case: single story, 18,000 sf, 24 foot bays, slab on grade, storefront glass across the front and blank block on the other three sides. The argument for it is that a slab on grade lets you trench wherever you want for plumbing, which is the single most flexible thing you can have in a conversion, and you're not fighting an existing core. The argument against is that you have to cut windows into block walls for every unit that isn't on the storefront, and light and air becomes the whole design problem.
I've read the paperwork on both and I don't have a clean answer. The office one has the infrastructure and the wrong geometry. The retail one has the right flexibility and no daylight. Both cost real money to fix and the fixes are different kinds of risk, one structural and one layout.
Curious which way this room leans and why.
