Does any farmland deal actually make sense when you are starting from zero and just stumbling into rural land adjacent stuff
So I inherited a duplex in Ohio in February and I also have a cabin in Sevier County that made 41k gross last year and still lost money. Neither of those was planned. Now I am sitting here reading about farmland like some kind of next step and I cannot tell if that is a reasonable thing to be thinking about or if I am just distracted by something that sounds stable. The cabin is a mess to manage, the duplex has tenants who knew the place before I did, and I do not have cash sitting idle, I have paperwork. But I keep landing on farmland threads because the income sounds predictable in a way that short term rental income definitely is not. What I cannot figure out is whether you can actually get into this without a farming background, without land already adjacent to what you are buying, and without six figures sitting around doing nothing. Is there a realistic entry point for someone in that position, or does farmland just not work unless you already have a foothold somewhere?
