Seller's payroll number on a 10 bed doesn't match the schedule they handed me
Looking at a stabilized 10 bed, second year of full census, and the seller gave me a P&L plus, by accident I think, a printed staff schedule from last month.
P&L says: Revenue 47,900 a month. Ten residents, blended rate 4,790. Payroll and payroll taxes 19,100. Food 3,600. Utilities 1,750. Insurance 1,150. Supplies 900. Admin, software, marketing 1,100. Owner comp: zero. NOI before debt they're presenting as roughly 20,300 a month.
The schedule shows two caregivers 7a to 3p, two 3p to 11p, one awake overnight 11p to 7a. That's 40 caregiver hours a day. 1,216 hours in a 30.4 day month. Even at 17 an hour that's 20,700 before any payroll taxes, and this market is closer to 19 or 20 for a certified aide. With burden I get 26,500 to 28,000.
So the payroll on the P&L is 8,000 to 9,000 a month short of the schedule they showed me, and there's no line for a manager or administrator anywhere. The seller is a couple who both work in the house.
Ask is 1.55m. At their NOI that's a 15.9 percent cap and I'm suspicious of my own excitement. At my rebuilt payroll plus a 62k administrator, NOI drops to roughly 11,000 a month, which is 132k a year, and the same price is an 8.5 cap. That's still interesting in this market and it's a completely different deal.
What I don't know is how to verify the payroll rather than argue about it. What documents actually settle this, and is there a normal way to price the owners' unpaid shifts into the offer?
