Agent wants $1,500 up front, credited at closing. Normal ask for investor work?
Third rental and the deals I want aren't showing up on the MLS anymore, so I went looking for an agent who works with investors. The one I like sent an exclusive buyer-broker agreement, six months, 2.5%, plus $1,500 up front that he calls a retainer. His pitch is that he spends real hours pulling comps and rent estimates for people who then go buy direct from a wholesaler and he never gets paid.
I half follow it. What I don't follow is the money. Somebody in another forum told me retainers on buyer agreements aren't allowed and anything an agent gets has to come out of closing. Somebody else said since the settlement agents can charge however they want. Both can't be true. And if the $1,500 comes back to me at closing, what am I actually paying for it?
