What do the dues actually run before I earn a single commission?
I've been buying and holding raw land on my own and a couple of people I know keep asking me to look at parcels for them. Rather than doing it for free I'm thinking about getting licensed and representing land buyers properly.
Where I'm stuck is the running cost. The pre-license school quotes a course price and stops there, and every agent I ask gives me a different total. I've seen a figure of about $2,000 a year to "be an agent" thrown around and I don't know what's inside it. What I want is the list of bills that show up whether or not I close anything, and roughly what each one is, so I can work out how long I can carry it. Also is errors and omissions insurance something I buy or something the brokerage buys?
