My unit price on a first REO trash-out doesn't survive the dump scale
A servicer's regional vendor coordinator sent me a work order for a 1,450 square foot single story that got repossessed in the fall. Photos show maybe half the house furnished, a garage packed to the door, and a yard with two mattresses and a busted above ground pool.
My first pass at pricing: 20 yard roll-off at $560 delivered with 3 tons included, $78 per ton over. Crew of three at $28 an hour loaded (wage plus my payroll cost, no profit), figure 10 hours on site. So $560 + $840 + a fudge for overage, call it $1,600 cost, and I quoted $2,450.
What I can't pin down is the tonnage. Household junk out of a furnished house runs light and bulky, so I think I fill the box before I hit weight. The garage could be anything. If I need a second pull I'm at $2,200 cost on a $2,450 bid and I've worked for free.
Do people bid these flat, or flat with a per-additional-pull line item that servicers actually honor? And does a second pull mid job need re-approval before I load it?
