Four rooms at $650 each in Greensboro right now and I keep seeing whole-house rentals in the same zip asking $2,100.
That is a $500 spread per month sitting on the table, and I cannot figure out why more people are not running the per-room model here. I did one lease option setup last spring where the seller was locked into a $1,950 whole-house figure because that is what the neighbor got, and I almost walked. Numbers only worked because I reran it as four rooms at $625 and suddenly the spread covered my option consideration inside seven months. The tenant buyer I have lined up right now is in a similar spot, though her house is a three-bed so the room math compresses fast. Three rooms at $650 is $1,950, same as the whole-house ask, and you have eaten all your margin managing three separate people instead of one. So I think the per-room model in Greensboro only really wins at four bedrooms minimum, and even then you need the rooms to be actual rooms, not the closet-with-a-window situation I saw on Hobbs Road last fall. That one was listed at $600 and sat for six weeks while the identical floor plan two streets over at $575 filled in nine days because the room was 140 square feet instead of 90. The footage matters more than I expected and I did not see a single listing that mentioned it.
