Someone actually subdivided a 12 acre parcel in Georgia and I need to know how it went
Got this thing under contract in Jones County, 12 acres, bought it with the intent to split into residential lots and assign the contract or close and flip the lots individually. County website says it's zoned R-1 and a lot split is "allowed with plat approval" which means basically nothing until you find out what plat approval actually requires here. Called the planning office twice, got two different answers about whether I need a surveyor to submit or whether the engineer has to stamp it. Third call I just asked who specifically handles minor subdivisions and wrote down her name and direct number because that's the only way anything moves. I've got a cash buyer who wants two of the lots if I can show clean splits, but she's not waiting past 90 days and my contract closes in 47. Biggest thing I don't know is whether the county will treat this as a minor subdivision under 5 lots or kick it into the full subdivision review process, and I've heard both thresholds thrown around, 4 lots and 5 lots, depending on who you ask. If you've actually run a parcel split through a Georgia county planning office I want to know what actually slowed you down, not the general checklist, but the specific thing that ate two weeks you didn't have.
