What does a self storage developer actually need to see on a piece of raw land before they get interested in it
I keep looking at parcels in Macomb County and nearby and I genuinely do not know what makes a site attractive to someone building self storage versus someone passing on it. Acreage minimums, road frontage requirements, zoning categories that work versus ones that need a variance, distance from existing facilities, I have no idea which of those matter most or in what order. I have read that self storage sites want visibility from a high traffic road but I do not know what counts as high traffic in this context, 10,000 cars a day, 30,000, something else. And I do not know if the parcels I look at in default situations are even the right shape for this use. Most of what I see in Macomb is oddly configured or has some environmental question mark on it already. Is there a size below which a self storage developer will not even take a meeting, like under two acres is a waste of time, or does it depend entirely on whether you are doing single story versus multi? Any of this would help me look at land differently.
