34 names on a commercial buyer list. Maybe five are real.
Six weeks into trying to build a commercial buyer side and I have 34 names, of which maybe four have ever told me a specific box they'd fill. The rest say things like "multifamily, value add, anything that pencils," which I've decided means nothing.
What I've done so far. Pulled deed transfers on multifamily and industrial over 750k in three counties for the last 24 months, tracked entity names back to registered agents where the state makes that searchable, and called or emailed. Also sat in two commercial broker open houses and got one useful conversation out of it.
Where I'm stuck is qualifying. On residential you ask about cash and proof of funds and that's most of it. Here I've had two people give me a cap rate target and then behave like the cap rate wasn't real when I brought something close to it. One guy said 8 cap minimum on stabilized multifamily, and when I sent an 8.1 on a 22 unit he came back asking about deferred maintenance and rent to income ratios and then went silent.
So the specific decision. I've got a 22 unit under a 10 day letter of intent and a broker willing to give me first look on two more if I can prove I can close. Do I keep widening the list, or do I stop at these four and go deep enough that I actually know their box, meaning submarket, unit count floor, debt they use, and what they've walked away from? Widening feels like progress and I'm suspicious of that feeling.
