A buyer handed me $31k over my ask on a 9-unit in Spokane Valley and I am still not sure what I did right
Found the deal through a landlord who'd owned it since 1987 and wanted out before another rent cycle. Rents were running about $180 under market on four of the units, leases month-to-month on six of them, and the building was sitting at a 7.4 cap on actual income. I tied it up in early March for $610k, built the fee into the contract at $38k, and sent it to maybe eleven buyers. One guy came back inside 48 hours and said he'd do $641k. Fine. Then four days later he called and offered $669k because he said his partner ran the market rents and liked what they saw on the upside. I did not change a word in the package between those two calls. Same rent roll, same photos, same T12. He just looked at it harder the second time and apparently liked it more. Closed April 22nd. Total days from executed PSA to assignment close was 31. I don't know if the month-to-month situation helped me because it read as flexibility or hurt me and he just ignored it. That part I genuinely cannot figure out.
