Do commercial lenders actually fund an assigned contract, or is that a myth I've been repeating
An assignment of a small industrial flex building has come my way and I'd be the end buyer, 22k square feet, three tenants, contract price 1.4m, assignment fee 85k. I plan to finance about 65 percent with a regional bank I've used before.
My question is narrow. Where does the 85k live from the bank's perspective? If the bank appraises at 1.5m and lends 65 percent of that, fine, but my basis is 1.485m plus closing. I've been told by two different people that lenders "just treat the assignment fee as part of the purchase price" and by one that the bank will lend on the contract price only and I have to bring the fee entirely as cash outside the loan.
Also the wholesaler is pushing for the fee to be paid on the assignment signing rather than at close, which I don't love. What's the standard here and what am I not asking?
