Office distress keeps coming up as the opportunity. Who's buying those buildings though?
Every piece I read about commercial wholesaling says the motivated sellers right now are in office and older retail. Fine, I believe there are sellers. What I can't work out is the other side. If office is the sector nobody wants, who am I assigning an office building to?
My half-formed thought is that the buyer is someone converting it to something else, residential or storage or medical, and that means the buyer pool is tiny and highly specific. Which would make sourcing the seller the easy part and finding the buyer the hard part, the reverse of what everyone says about wholesaling. Am I thinking about this correctly or is there a normal office buyer I don't know about?
