What number do you actually put at the top when you send a commercial deal out
Coming from residential I have one move. ARV, comps, repair number, done. Everyone I email understands that language.
Sent my first small commercial thing out last month, a 12 unit with a couple of vacancies, and I led with price per unit because that's what the broker who showed it to me kept saying. Got one reply and it was a question about the rent roll. Sent the next one, an older two tenant retail building, and I led with cap rate. Got two replies, both asking whether the cap was on current income or what I thought it could be. So both times the number I led with turned into an argument about the number underneath it.
I can see three ways to open the email and I don't know which one commercial buyers actually respect. Cap rate on in-place income, which is what they say they use but which depends entirely on expenses I'm guessing at. Price per unit or per square foot, which is dumb but instantly comparable and hard to fake. Or replacement cost, which sounds impressive and, from what I've read in this room, seems to mean nothing to a buyer who doesn't want that asset class at any basis.
What I actually want to know is what makes a professional buyer keep reading past line one. Poll's up. Tell me if I'm missing a fourth option.
