Client wants me to sign the underwriting model I built for their LP deck
Sitting on an engagement where I built the operating model for a 180-unit value-add, and the sponsor now wants my firm's name on the model tab and a one-page memo that goes into the LP package. Fee is 45k, already paid half. My work was the rent comp build and the expense reforecast, and I stand behind both. What I don't control is the exit cap they plugged in at 5.25 or the 14 month lease-up they're promising.
My E&O carrier's application asked whether I provide opinions used in securities offerings and I answered no. So either I renegotiate that answer or I decline the attribution. Is there a middle version where I let them cite the comp study with my name and explicitly carve out the projections, or does that carve-out evaporate the second an LP is unhappy? Anyone structured this so the deliverable itself defines the boundary rather than a cover letter nobody reads?
