A master lease without a parent guaranty is only as strong as the client's contract underneath it.
A useful case study in corporate and furnished housing is a three bedroom townhome near a hospital campus that runs a lot of contract specialists. Say an operator leases it from the owner at 1,850 on a 24 month term, furnishes it for 14,200, and signs a housing agreement with a medical staffing intermediary at 3,400 a month all inclusive. The agreement terms matter more than the headline rate. In this case: a 30 day termination for convenience by the intermediary and none by the operator, the signing entity is a regional subsidiary rather than the parent whose name is on the website, no parent guaranty, no security deposit, 45 day payment terms, and occupancy is as needed with no minimum months. The 30 day out often gets waved off on the assumption that demand from the hospital is structural, but that assumption is worth testing directly by asking how long the intermediary's own contract with the hospital runs. When the hospital switches staffing vendors, the intermediary gives 30 days notice and pays the final invoice late, and the operator is left with a townhome at 1,850 a month, 14,200 of furniture, and no client. Eleven weeks vacant while calling every relocation firm in a 40 mile radius is not unusual in that spot. Refilling at 2,600 to a series of individual mid-term tenants for the rest of the term typically covers rent and utilities and little else. The running numbers in a case like this: roughly 5,700 in vacant rent and utilities, an 800 a month rate gap for 14 months against the original model, about 11,200, offset partly by furniture sold at the end for around 3,900. Call it 17,000 against plan, with something near 10,000 of that as real cash out the door. The lesson is to match the term of a master lease to the term of demand that can actually be verified, and to ask to see the intermediary's contract end date with the anchor employer before signing a multi-year obligation against it. A refusal to share that date is information in itself.
