An owner I manage for wants his contracts sent to my other owners

I'm new to all of this so this is mostly a question. How long is the deadline on the contract, usually? I'm trying to picture why speed matters so much.

I do a version of this in my service business and the owner reaction depends entirely on frequency. One email a month with a real deal in it, people thank you. Four a week and you become spam, and then your management emails get ignored too, which costs you more than 500 a closing.

I'd cap it. Tell him you'll send a maximum of two a month and you pick which two.

500 per closing on "a couple a month" is 1,000 a month at his estimate. What's his actual close rate on contracts, and what share of his buyers come from lists like yours? If he sends you 8 deals a month and one closes, you've spent your owner relationships to earn 500.

rigging, usually 14 to 30 days from contract to close, sometimes less. That's why dispo people get paid, the clock is already running when they get the file.

trellis, the thing I'd worry about is what happens when one of your owners buys a bad one. You forwarded it, so in their head you vouched for it. If you do this, the email needs to make very clear you did not underwrite it and they need their own inspection and their own numbers.

Ask him what's in the packet. If it's photos and an ARV he pulled off Zillow, your owners will figure that out on deal two and stop opening the emails. If there's a real scope and access for inspection, it's a different product.

As one of the people who'd be on the receiving end of an email like that, I'd want it. But I'd want it labeled as a paid referral. If I found out later you got 500 and hadn't said so, I'd trust everything else you sent me less. Say it in the email and it's a non-issue.
