An owner I manage for wants his contracts sent to my other owners
I manage 60 something doors for about 20 owners. One of the owners also wholesales, and last week he asked if I'd forward his contracts to my other owners when he gets one under contract. He offered me 500 per closing that comes from my list.
I have not done this before and I want to understand what I'd actually be doing before I answer. For anyone new to the term, dispo is short for disposition, the selling side. A wholesaler puts a house under contract with a seller and then needs a buyer for that contract, usually fast, because the contract has a deadline. Dispo work is finding that buyer.
What I'm unsure about:
- My owners hired me to manage their rentals. Sending them deals feels adjacent to that, and I don't know if it changes what I am to them.
- 500 per closing. He thinks a couple a month. I have no idea if my list would produce that.
- I hold a license in my state and I don't know whether forwarding somebody else's contract for a fee sits inside or outside what my license covers.
On 3 I already know the answer is ask a real one, and I've got a call with the broker I hang my license under. On 1 and 2 I'd like to hear from people who have done this. Do owners want deal emails from their property manager or does it make you look like you're selling them something?
