Somebody told me my 40 renovation contacts are a dispo business
Been doing rehab work for years so my phone is full of people who buy houses that need work. Actual buyers, people who have paid me to swing hammers on their projects.
A wholesaler I know looked at that and said I should be selling contracts to those people instead of renovating for them. His pitch: he finds and contracts, I move it to my people, we split the fee. He does maybe 4 deals a month and says he loses one or two because he can't find a buyer fast enough.
Numbers he gave me: average fee 9k, he'd do 50/50 if I bring the buyer and handle the buyer side through closing.
Where I'm stuck. My 40 contacts hire me. If I start selling them contracts, am I now a competitor to my own customers? And do I want my renovation income tied to the same 40 people I'm now also asking to buy paper from me. Feels like I'm putting two things in one basket.
Also genuinely don't know what "handle the buyer side through closing" means in practice. Assignment paperwork, earnest money, title company coordination? Nobody has walked me through it.
