Tried the marketplace platforms as a contract seller. Almost nothing.
I mostly do long holds and land, so this was outside my lane and it shows.
I ended up with two contracts I didn't want. Infill lots, one 1.1 acre and one 0.6, in a growing small city, contracted at 42k and 28k. My plan changed and I wanted out with a small fee rather than closing.
I listed both on three of the off-market deal platforms. Filled out everything, took photos, uploaded the survey and a title preliminary. Asked 49k and 34k, so 7k and 6k of fee.
Over five weeks: 31 views total across the three platforms, four messages, two of which were people asking if I'd take 40k and 25k, which is under my contract price. One person asked for the parcel numbers and disappeared. Both contracts expired and I walked away from 4k of earnest money.
What I think went wrong, and I'm not confident about this. The buyers on those platforms want houses. My deals were dirt with no structure, and the whole matching logic on those sites seems built around rehab numbers and ARV, which I could not provide because there's nothing to rehab. I was inventory nobody was searching for.
What I'd do differently. I'd have called five land buyers directly instead of listing publicly. There are people who buy infill lots in that market and they were not going to find me through a general platform. Posting to a big audience felt like the safe move and it was the slowest possible one.
