Is $215 of aerial worth it on a 1.4 acre flip, or am I buying pretty pictures
Getting quotes for media on the first flip and the photographer offers two tiers. Ground only, 35 stills plus a floor plan, $310. Add aerial, 12 aerial stills plus a 75 second edited clip, $525. So the aerial costs me $215.
Property is 1.4 acres at the end of a dead end road, mature trees, a seasonal creek along the back line, and the neighbors are far enough off that you can't see them from the yard. All-in cost is $246,000 and I'm targeting somewhere in the high 290s. Holding cost is about $58 a day between the hard money interest, taxes and utilities.
So $215 is under four days of carry. That framing makes it look obvious. What makes me hesitate is that I looked at the last 14 comparable sales in the area and only 3 had any aerial in the listing, and two of those were 5+ acre parcels. Nobody around here seems to be doing it for a house on 1.4 acres, and I can't tell if that's because it doesn't move anything or because the local agents just don't bother.
The agent I'm likely to list with says she'd use it. She also doesn't pay for it.
What I actually want to know is how you decide this without a control group. Is there a property characteristic that makes aerial earn its keep, or is it just an always-yes at this price?
