Consent form at the first showing or at the offer, does the timing change what you're agreeing to?
I'm new and I've now seen the same brokerage's dual agency consent form handed over two different ways. First house, the agent gave it to me before she'd show me anything and said it's standard, everybody signs it, it doesn't do anything until there's a deal. Second house, different agent from the same office, said she'd only bring it out if I actually wanted to write on one of her own listings.
The form is identical. The difference is when I sign.
The case for signing early, which the first agent made, is that it's a disclosure and not a commitment, and getting it out of the way means nobody's scrambling at the offer stage. The case for signing late is that if I sign before I know which house, I'm consenting in the abstract, and by the time it matters I've forgotten what I gave up and I'm emotionally in on a specific building.
What I can't tell is whether the timing has any legal weight at all or whether it's just office habit. Both agents were confident and they said opposite things.
