My lease option buyer's agent just found out I'm the one selling and went quiet on me for two days
That was the whole tell. She came back professional and fine, and the deal is probably still moving, but those two days told me she recalibrated everything she was going to fight for on his behalf. We are in Greensboro, the numbers are tight already, the spread on my option assignment is maybe $11,000 if nothing moves, and I felt that silence like money leaving the room. She did not quit. She did not say anything wrong. But I know she went from negotiating against a faceless seller to knowing exactly who I am and what I need out of this, and that changed her math. I do not have a clean answer for it. I told my attorney about it and she said it is not technically dual agency because the agent only represents the buyer, but the information asymmetry she is sitting with right now feels like the same problem wearing different clothes.
