My attorney told me this week that the most expensive coaching programs he sees are the ones where the coach is technically correct
He has been doing real estate closings in DuPage County for nineteen years and he was not talking about bad advice. He was talking about advice that worked in 2019, got packaged into a $12,000 course in 2021, and is still being sold today to people buying in markets where none of the numbers from that era survive contact with a current rate sheet. The strategy holds up. The environment it was built inside does not, and nobody in the sales sequence mentions that part. I flipped fourteen houses between 2018 and 2022 and I would not teach that version of my own acquisition math to anyone buying right now without a pretty loud disclaimer attached. My farm ground cash rents have moved more in two years than the prior decade, and I would not hand someone a 2021 per-acre comp and call it an education. What bothers me is that the coach usually knows this. The course just does not get updated because updating it means telling current students that the version the last cohort bought is already stale, and that is a conversation that kills referrals.
