Spent $4,200 on my first flip on things that don't show up in photos
Bought a small two bed cottage, dated but sound, 900 square feet. Budget was 26,000 cosmetic. Three weeks in I've spent 4,200 and nothing I've paid for is visible. Dumpster and haul away, permit for the water heater the previous owner had done wrong, a plumber to fix a shutoff that snapped when we pulled the vanity, and cleaning the crawlspace so anyone would go in it.
None of that was in my budget lines. My budget had paint, floors, kitchen, bath, landscaping.
I still think I hit ARV. What I don't know is whether 4,200 of invisible spend on a 26,000 budget is normal or whether I priced the whole thing wrong. Do experienced people put a line in for this or do you just carry a bigger contingency and stop naming it?
