Does anybody know if it's cheaper to use a licensed surveyor before or after you get the county plat approval process started in Georgia
I've got 12 acres under contract outside of Macon and I need to split it into somewhere between 6 and 9 lots to make the numbers work. The surveyor I called wants $4,800 to plat the whole thing before I even know if the county will approve the split configuration I'm planning. Another guy said he can do a preliminary boundary review for $900 and I go get a pre-application meeting with the county first to confirm they'll let me do the split at all, then pay for the full plat after that. The $900 route makes sense to me but I lose probably 6 weeks waiting on that county meeting, and I'm on a 90 day contract with a 30 day extension I haven't used yet. The clock is real. If the full plat comes back and the county wants a different configuration I've paid $4,800 for something I have to redo anyway. But if I go the cheap route first and the county meeting takes 5 weeks to get on the calendar I might not have enough time to close with a buyer in place. Has anyone actually been through a residential subdivision in Jones or Bibb County and knows how long that pre-application meeting actually takes to get scheduled, because the county websites are useless.
