My GC told me he prices every job assuming he will lose one sub before it closes
That landed differently than I expected. I've been reading contracts trying to figure out how to hold a crew to a finish date, and he's already built the assumption of failure into his number before the first nail goes in. He said it's not pessimism, it's just what 14 years taught him. His bids on anything over $55k carry what he called a "coverage gap" line, somewhere between $3,200 and $6,000 depending on the trade, and that's just sitting there in case he has to scramble for a replacement mid-job. He said most clients never ask what it is. I would not have asked either if I hadn't been reading every line on the sheet. I'm not buying anything for another four months and I'm still thinking about what it means that the people doing this professionally have already made peace with something I'm still trying to prevent on paper.
