Why does every GC I talk to in the Cleveland area want to see that I already own the property before they'll even walk it with me
I don't have a deal yet, I'm still saving, but I've been going to meetups and trying to get ahead of things by actually talking to contractors now instead of scrambling once I'm under contract. Maybe four or five GCs so far, all small operations, most of them doing investor work in Garfield Heights and the neighborhoods around it. Every single one has asked if I own the property already. When I say I'm building relationships ahead of a purchase they basically lose interest on the spot. One guy told me straight up he doesn't do walkthroughs until there's a deed or a signed purchase agreement in hand. I get that their time is real money but I thought this was how you were supposed to do it, line people up before you need them. Is there a way to get a GC to take a pre-purchase conversation seriously without already being a repeat client, or do you basically have to close first and then scramble to find someone decent in whatever timeframe your inspection period gives you?
