Closing on a place where the previous owner built a 12x16 shed directly over the drain field, concrete slab and all
Septic inspector came out last week and said the field is probably fine right now but he couldn't camera the laterals under the slab and wouldn't certify it. Lender wants a passing septic cert before they'll fund. Seller is quoting $3,200 to demo the shed but won't do it until we're in contract, and we can't get in contract without the cert. I'm in escrow on this thing in Temecula and I've got a 21-day contingency window that's burning. Has anyone actually closed a deal where the drain field inspection was incomplete because of a structure sitting on top of it, and did the lender accept anything other than a full cert?
