Does anyone track what staging actually costs per day once you add the extension fees
I have a flip in Westerville that closed out at 6,100 in staging total, which started as a 2,800 quote for six weeks. The house sat 74 days, so two extensions. Each one was 650 and there was a pickup and restage fee of 400 when I switched stagers at week ten because the original one pulled two pieces without notice. I did not track this carefully at the start and I am trying to build a better per-day number going forward so I can actually model carry against staging cost instead of just watching the bill grow. The house was listed at 289k and sold at 284k, so I am not even sure the staging paid for itself at that price point, or if it just kept the listing from going stale visually while I waited out a slow October. My duplex has no staging question because tenants are in it, but the next flip I take on I want to go in with a daily cost assumption that includes the realistic extension probability, not just the quote.
