Is staging really a design career or is it a van and a storage unit?

No state currently licenses staging as its own trade, and ASP is a private certification with no licensing weight behind it. Where a stager can trip is by giving advice on price or negotiating, because that is brokerage activity in most states and the licensing line varies state to state. Check your state's real estate commission before printing anything that says you will help sell the house. The paperwork that matters day to day is the staging agreement: who owns the furniture, what happens if the sale drags past the initial term, and who pays if the seller's dog eats a rented sofa arm.

The flipper is telling you the truth about what he is buying. Property managers who field calls from owners selling out of a unit hear the same two questions every time, how fast can you be in and can you be out in 48 hours when it closes. Nobody asks where the stager studied. The design skill still shows up in the photos, and the photos are the whole product now, so it is far from nothing either.

Kestrel, when you say rent furniture per project, do you mean from a rental house that delivers? I called two in my metro. One wanted a 3 month minimum on every piece and delivery both ways priced separately, which killed the math on a fast flip. The other would do 30 days but only on a limited catalog, mostly beige sectionals. That's the part I didn't expect: the rental terms shape what your business can even bid on.

The hard part is the freight, not the pillows. I've carried enough cabinets up stairs to tell you that a 3 bed vacant is a full day for two people with a 16 foot box truck, and you'll do it twice (in and out) for the same fee. Add blankets, straps, a dolly, and someone who knows how to get a queen box spring around a tight landing without gouging fresh paint. Repainting a scuffed stairwell you just marked up comes out of your pocket.

Run the spreadsheet on this. Owning inventory for one vacant 3 bed is roughly $8k to $12k buying new-ish and shopping clearance, plus a 10x20 climate unit around $200 a month and truck rental at maybe $120 a day each way. Renting per project keeps almost no capital tied up, but gross margin on a $3,000 job can drop to a few hundred dollars once delivery is in there twice. The owned model only pays if the pieces keep moving, and that means agent relationships feeding you work rather than one flipper who does three houses a year. Certification does not show up anywhere in those numbers. Where it shows up is how readily agents return a stager's calls.

Reading this I'm less clear than when I started, in a useful way I think. I came in assuming staging was a design job with a storage cost attached. It sounds more like a small moving company that happens to have taste, and the design part is the thing you can't charge separately for. Kestrel, if you do try it, I'd want to know whether the flipper who told you the degree doesn't matter is also the one setting your price...
