My stager says the house needs more furniture and I don't know if that's true or if she just wants to bill another delivery
Cleveland duplex, Tremont area, listed at 289 on a street where the last four comps closed between 278 and 294. Day 34. She staged it at 3,200, living room and primary only, and her argument now is that the dining room and second bedroom are reading empty on showings and killing the feel. Her quote to fill those two rooms is another 1,400 plus a 60 day minimum extension on the full contract, so I'm suddenly looking at adding 2,800 to a staging bill that was already tight against the margin. The buyer feedback I've actually gotten is one person who said the kitchen felt small and two who said nothing and disappeared. Nobody mentioned the rooms she wants to furnish. I don't know if she's diagnosing a real problem or just found a way to run the clock and pull more rent on furniture I already paid to move in. The agent is neutral, which I've learned means she doesn't want to have the fight either way. I'm at the point where I want to either take her up on it and have a clean answer or pull the staging entirely, drop to 284, and let the price do the work instead.
