78 days to find a replacement tenant on a 19,200 sf clear-span I thought would lease in three weeks.
That number still stings. I bought a single-tenant box outside of Jefferson City in March of last year, 24-foot clear, grade level and dock high both, decent power, the prior tenant was a regional HVAC distributor who gave me 60 days notice and then just left. Broker told me at closing that buildings in that size range and spec moved fast in mid-Missouri. He was not wrong about the demand, he was wrong about what fast meant when you are not in KC or St. Louis. Toured maybe eleven prospects over those eleven weeks. Two were serious. One needed 30-amp three-phase I did not have. The other wanted to come in at $5.40 NNN when I bought underwriting $6.10, and I held, and eventually got $5.95 from a parts redistribution company out of Columbia that signed a 36-month term with two six-month options, which is the least commitment I have ever gotten a tenant to sign on industrial. So I have that to look forward to in 2027. The 78 days cost me about $22,000 in dead carrying and a broker fee I had not fully modeled because I assumed I would not need a co-broke at all. I was wrong twice on the same deal. Anyone else buying single-tenant in secondary Missouri markets, I want to know what your actual downtime assumptions look like, because I am repricing everything I am looking at right now and I do not know if 90 days is conservative enough or still too optimistic.
