Does a 15,000 sf building in Glendale AZ at a 7.1 cap actually pencil better than two smaller ones in the East Valley for the same $1.8M?
I keep running this side by side and the numbers keep trading places on me. The Glendale building is 15,200 sf, one tenant, cabinet and millwork operation, $1.08/sf NNN, lease runs through March 2027. At $1.8M that's a 7.1 cap and the rent is maybe 15 cents under where the broker says comparable space is trading right now. The two smaller options are a 7,400 sf flex in Mesa at $680k and a 6,800 sf clear-span in Chandler at $1.02M, both occupied, both on leases that expire within the next 18 months, combined rent coming in around $1.04/sf on the Mesa one and $1.11 on the Chandler. If I add those up I'm at roughly 7.4 cap blended, two tenants, two roofs, two sets of everything, but I also have two chances to reset to market when the leases roll instead of one. The Glendale building scares me a little because if that tenant walks in 2027 I'm sitting on 15,000 sf of single-use space and praying the millwork demand that pushed Phoenix rents up holds. The East Valley pair scares me because Mesa's clear height is 18 feet and I've been in this room long enough to know how that conversation goes when a broker starts qualifying prospects. I stage houses and flip interiors for a living so I can read a building fast, but I genuinely do not know whether the concentration risk on the Glendale deal is worth buying 30 more basis points of cap rate today.
