My PM just told me the guy she wanted to show my Conroe space to "only does 24-foot clear minimum, won't even walk a building under that.
I have been turning this over all week because I have never owned industrial, and I did not know this was a hard line for some tenants until someone said it to my face. I bought into Conroe thinking I understood the demand story, new construction, proximity to the port corridor, the whole thing, but I had not thought once about clear height as a filter that could cut me out of a whole category of tenant before the showing even happens. The building is 22-foot clear. Two feet. That is probably a forklift stacking issue and not a deal killer for every user, but for this guy it was instant no. I want to know how often that threshold moves the rent by a material number in a market like this, whether it is a $0.30 difference per square foot or something that actually shows up in the comps, and whether anyone has had a tenant push back on sub-24 and then lease anyway once they walked it and saw the column spacing or the dock configuration.
