Agent asked for my buy box and I didn't have an answer
Second call with an agent who says she works with investors. Ten minutes in she asked what my buy box is and I said something about "good deals in decent areas" and heard myself say it. She was polite about it. Then she asked what my max all-in was and I didn't have that either.
What I actually have: $61,000 in cash, credit around 740, W2 income that a lender told me supports somewhere around $210k on a conventional purchase, though he said to confirm the current terms in writing before I rely on it. I want a small rental. I've been reading that 8% cash on cash is a reasonable target for my market but I have no idea if that's true here.
She sent a buyer agreement, 6 months exclusive, and said the compensation is 2.5% paid by seller where offered and by me where it isn't. I don't know if 6 months is normal or long.
The specific thing on my desk: she wants my criteria by Friday so she can set up searches. I'd rather send her something real than the vague version again. What actually belongs in that message, and is signing a 6 month agreement before I've seen a single property a reasonable thing to do?
