Found an agent who stopped me from closing a deal I was too attached to see clearly
Signed a LOI on a small multifamily in Mesa last spring, four units, seller asking 610 and I had talked myself into 595 being a win. My agent pulled the actual rent rolls instead of taking the OM numbers, called three property managers she knew in that zip, and came back saying two of the four units were month-to-month at rents about 15 percent below what the seller was projecting as "achievable." I already had the wire instructions saved. She did not push hard, just sent me a one-page comparison of what the deal looked like at current rents versus what I had modeled. I walked. Seller dropped to 560 two months later and I still did not go back because by then I had looked at the T12 more carefully and the vacancy story made no sense. Whole thing cost me nothing except the time I had already burned. What she did was not glamorous, it was just calling people she already knew and reading documents I should have read myself. I had been told "investor-friendly" by three agents before her and none of them had ever slowed me down on a bad one, they just moved fast toward close. That is the difference I keep looking for and almost never find.
