Interviewing two agents and they are opposite kinds of useful
I've been at research for six months with nothing closed, and I finally sat down with two agents in the same week.
First one owns nine rentals himself, has had a license for eleven years, and did four transactions last year, all his own. He ran a rent number on a duplex I sent him off the top of his head and it matched what I'd spent a night building in a spreadsheet. He also took five days to answer my email and told me straight out that he shows property on Sundays only.
Second one closed just over 60 deals last year, mostly retail buyers. She's never owned a rental. She replied in eleven minutes, offered to set up saved searches by cash flow criteria I define, and said she'd run any numbers I hand her but she isn't going to tell me a deal is good. She has a lockbox habit and a title rep she trusts and she has clearly written a lot of contracts.
So the trade looks like judgment against speed. The investor knows what a deal is and can't be reached. The volume agent can be reached and doesn't know what a deal is, yet.
I can't tell which failure hurts a first-timer more. If I sign with the slow one I might lose the two deals a year that actually work. If I sign with the fast one I might buy something she thought was fine because the numbers I gave her were wrong.
