My agent missed a $14,000 price drop that sat on MLS for 11 days before another buyer caught it
That number messed with me for a while. The property was a 4-plex in Mesquite, listed at $319k, dropped to $305k on a Tuesday, and by the time I heard about it from a wholesaler in my GC network the thing was already under contract. My agent had me on auto-alerts for that exact zip, that exact property type, that price ceiling. Never got a ping. He said the drop triggered a separate MLS entry that the system treated as a new listing and the filter missed it. Maybe. But the wholesaler found it in the same window and he is not running any special software, he is just paying attention. I have no way to prove my agent was not paying attention, but I know what I think. We are not under any agreement right now and I have been walking neighborhoods in Garland the last three weeks on my own. Nine doors in and I still cannot figure out whether the agent relationship saves me more than it costs me in moments like that one.
