Is there a small version of land development, or is $2M the entry ticket?
Career changer, starting from zero on all of this, so please be blunt with me.
Everything I read about land development involves 40 or 60 lots and millions of dollars of pipe. Then I watched a video saying you can buy a big residential lot, split it into two, and make $50k without much money because the city just approves it. Those two things can't both be the normal case.
What I don't understand:
- What does entitlement actually mean as a step? Is it the same as rezoning?
- What's a plat and who draws it?
- If I did the two lot version, what am I actually paying for and roughly how much? Surveyor? Engineer? Attorney?
- Do I need a license for any of this, or insurance?
I'm not trying to do a deal tomorrow. I'm trying to understand what the smallest honest version of this looks like so I know whether it's even a strategy I could grow into.
