Is there a floor on this? Splitting 10 acres into two 5s doesn't seem worth the paperwork
Been running small numbers because that's the size I can actually fund. Ten acres, buy around $38k, split into two fives, comps on 5 acre pieces in that township are maybe $28k. So $56k gross on $38k in. Feels great until I start writing down the survey, the plat fee, the attorney for the deeds, taxes, and a commission on both sides. Then it's a couple grand of margin for a year of waiting. Is there an actual minimum size where this stops being a hobby, or am I picking bad comps?
